Secunderabad Cantonment Board to soon have mixed land use zones

HYDERABAD: The Secunderabad Cantonment area may soon have mixed land use zones for the overall development of its civilian areas. This is being proposed as part of the master plan for the area to be implemented between 2014 and 2021 and it will allow usage of land for all purposes like residential, commercial and recreational. As of now, there is no master plan for the Secunderabad Cantonment area and the civilian areas have been developing in a haphazard manner. With an intention to chalk up a master plan along with a development strategy plan and an investment plan, the Secunderabad Cantonment Board (SCB) had recently approached the Hyderabad Metropolitan Development […]

an

Telangana bill impact on Hyderabad realty investment to be minimal: JLL

The passage of contentious Telangana bill in the Lok Sabha may not have much impact on investment sentiment in realty sector across Hyderabad, as the city has already been planned to serve as a joint capital for next 10 years, according to property consultant Jones Lang LaSalle. “The Bill is being viewed with mixed feelings by various stakeholders, but it is still too early to gauge its impacts on the real estate industry. That said, it is likely to end the political uncertainty that Hyderabad has been facing for the past few years. “The outcomes are still unclear, but Brand Hyderabad is not likely to be overly affected as it […]

New capital: Can Naidu play Quli?

HYDERABAD: With Telangana now a reality, control over Hyderabad remains the major contentious issue which is as yet unresolved. It is said that the infrastructure required for the new capital of residual Andhra Pradesh will be completed within 3-4 years. If so, then one wonders as to why Hyderabad needs to play host to Andhra administration for the coming decade? The only plausible explanation for this inordinate delay in parting ways stems undoubtedly from the desire to undertake an exhaustive evaluation of the options available before making the crucial move. The initial gloom which this ‘pockmarked dawn’ ushered in for the city, even while the rest of Telangana rejoiced at […]

Rs 100 crore worth prime govt land resumed in Jubilee Hills

HYDERABAD: The Hyderabad district administration on Wednesday resumed 3.31 acres of prime government land in Jubilee Hills allotted to Anand Cine Services, an outdoor film unit, as the management failed to utilise it for the purpose it was assigned. The resumed land could be worth nearly Rs 100 crore. According to revenue records, the Hyderabad district administration had allotted five-acre government land (survey No. 403) on Road No.76, Jubilee Hills in Shaikpet mandal in 2001 for putting up cinema settings and parking area. Steep rentals, lack of quality retail real estate making it tough for luxury brands to expand business in India

MUMBAI/DELHI: Niche luxury brands like Italian suit maker Kiton and British shoemaker John Lobb have started bespoke made-to-order services in India, but they are in no hurry to open swanky stores in the country. Reason: inability to find a place on the right location at reasonable rates. “Rentals in India are as high as international markets, but the demand is not as much,” said Pratik Dalmia, founder of Mumbai-based Regalia Luxury, which has the rights to market and sell Kiton and John Lobb brands in India. Steep rentals and lack of quality retail real estate at strategic locations near high-income neighbourhoods are making it hard for luxury brands to expand […]

Office rentals may rise by 25 per cent says Cushman & Wakefield

NEW DELHI: One would imagine that office rents would go down with a strong bounceback in demand for space from corporates. Pure economics, one would think? Not really. Office rentals are likely to climb up in the coming months because of a shortage of quality spaces in key business districts around the country. “In certain key locations, rentals could go up 20-25 per cent in the next 12 months,” says Sanjay Dutt, executive managing director for South Asia at property consultancy Cushman & Wakefield. The situation has been brought on by the fact that most developers and even private equity players have chosen to focus on the residential property market […]

Realty sector saw significant change during 2005-14: Report

MUMBAI: Indian real estate market witnessed a significant change in the last decade mainly backed by opening up of FDI in the sector and shift in preference to high-rises over traditional low-rise structures, according to a report. The opening up of the sector to foreign direct investment in 2005 initiated the entry of new avenues for funding, and capital inflow witnessed a spike, property consultant CBRE said in its report titled ‘Inflection Point: Ten years of organised real estate in India (2005-2014)’. Restrictive legislations till 2004 provided limited scope of funds for the sector. However, opening up of the sector to FDI in 2005 opened up new avenues for investment, […]

Land sharks eyed murder victim’s house

KOLKATA: The absence of a clear motive and strong indication that an “insider” might be involved in the murder of an elderly citizen at Deshapriya Park has sent neighbours of this upscale locality in shock. What adds to their anxiety is that Ranajit Chatterjee was being pursued by local promoters for the last two years to sell off his ancestral property worth crores now. Chatterjee refused. Police say his daughter cannot recall if he was ever threatened for this, but they will investigate this angle. “After what transpired at Short Street, we can hardly take a chance,” said a senior officer. Local residents – including actor Biplab Chatterjee – say […]

The message has already reached government departments after the chief minister’s press meet with Anna Hazare in New Delhi on Wednesday. The Trinamool chief will champion the cause of farmers as she did earlier. All infrastructure projects in Bengal will therefore, have to wait till the Lok Sabha polls are over. Mamata Banerjee doesn’t want any land controversy before the elections. State departments have been asked not to place any proposals for land acquisition for the time being. Government likely to grant infrastructure tag to low-cost housing segment

NEW DELHI: Low-cost housing, which found several mentions in BJP’s 2014 election manifesto, is likely to get infrastructure status, making it easier for real-estate developers to get finance from banks and for longer tenures, and eventually increasing the supply of houses. While developers are in favour of an infrastructure tag to the housing sector as a whole, the government is likely to grant it only to the low-cost segment, said a senior government official, who did not wish to be named. According to government definition, low-cost houses are those with an area of up to 40 sq metres. BJP’s manifesto talks about rolling out a massive low-cost housing programme to […]

Indian Property Market Takes A Small Step Out of the Shadows

Few that have bought or even rented real estate in India would be surprised by a recent survey showing the property market here can be maddeningly murky. Jones Lang LaSalle’s Global Real Estate Transparency Index showed that while things have improved, Indian cities still have to work on transparency. The Chicago-based real-estate consultant said India needs to go further to create more clarity on the rules connected to property purchases and real estate prices. “India still scores among the lowest in the transparency of its transaction process,” the report said. Jones Lang LaSalle looked at just over 100 markets around the world and rated them on a dozen parameters ranging […]

India Ratings predicts weak demand for residential sector in FY21

According to a study by India Ratings, lack of credit availability and ongoing economic slowdown in India due to the coronavirus pandemic could lead to the residential sector witnessing weak demand in the fiscal year 2020-21.  Residential demand could remain muted in the next financial year, 2020-21 due to the increasing risks to India’s growth in case the economic impact of coronavirus continues beyond the first quarter.   Moreover, the housing sector faces a liquidity crunch and refinancing challenges due to increasing uncertainty over the availability of credit in the market, coupled with poor demand. This is in the backdrop of the recent meltdown in the financial market and rising risk […]

NEW DELHI: Builders in Noida are unable to hand over more than 30,000 completed homes to their buyers, because of a National Green Tribunal order forbidding the Noida Authority from giving completion certificates to projects within a 10-kilometre radius of the Okhla bird sanctuary. Developers in Noida say they have in the past seven months since the tribunal’s order lost close to Rs 1,000 crore as they have been holding on the flats, paying interest on their loans as well as penalty to home buyers. “Everyone is bleeding,” said Vineet Gupta, director of the Ajnara group, which has around 1,500 apartments waiting to be handed over to buyers. SEZs: In standstill mode

On Monday, the government rolled out the promised “package of reforms” to boost the country’s exports. The commerce ministry notified the Amended Rules, 2013, for special economic zones (SEZs) launched with much fanfare over seven years ago. However, real estate developers are not very enthused by the amended policy. The reason, they say, is not just policy, but several other factors that have stifled the growth of a sector, which posted growth of over 121 per cent in exports in 2009-10. As per the amended policy, the minimum land requirement norms have been eased, graded scale for minimum land criteria has been introduced, an exit policy for SEZ units has […]
