The first thing is that payment cannot be made for services not performed. The second one is that if any payments are made, they must be disclosed on the HUD-1 Settlement Statement.Futher, Alabama License Law, and most states License Laws, require that no "rebate" be made to any party in a real estate transaction from another party. Another section of the code also requires that the TRUE terms of a real estate transaction be diclosed to the lender or lending institution.What does all this mean? For starters, if your agent says they can give you cash back after the closing, in nearly every case, this is both against case law and the license law governing the licensees in your state. So - in short - don't do it. If you are a participant in a transaction and you recieve cash back later, after the closing takes place, then you are participating in loan fraud. Fraud is a crime. Because the lender didn't know that you were receiving additional cash proceeds from the sale, they are not aware of the TRUE details of the transaction. Alomst every loan program for the purchase of a home has the provision that the buyer cannot receive what is called "cash out" - that is - get money back when they make a purchase. This, in essence, would be overfinancing the home. on a refinance, however, this is okay.The way to get a credit back from your agent is to have the credit put on the settlement statement as a CREDIT to you and then the credit is applied to any costs you have to pay at the closing table. This applies whether you are buying or selling.Basic Rule of them: If you can put the cash payment on the HUD-1 settlement statement so that it is disclosed to all parties, including the lender, chances are it's AOK to do it. It’s a study that dates back over 20 years—it got its name from the digital radio that was introduced at that time—and is well-respected for the rigor and consistency of its methodology. This year’s study shows how the pandemic has changed digital audio consumption habits. It also shows a few surprises in the streaming music sweepstakes. The 2021 Infinite Dial results show that the use of online audio—including digital radio, AM/FM internet streams, podcasts, and music services—has plateaued at 68% of Americans ages 12 and up. But there are clear winners and losers, and they don’t merely reflect pandemic-related factors such as people staying at home. One big winner is podcasting. Growth in podcast listenership shows no signs of tapering off, as monthly listenership continues its linear growth path to 41% penetration, up from 37% in 2020. Growth is particularly high in the 12-34 age bracket, more than half of whom now listen to podcasts regularly (while the 35-54 bracket levels off around 40%). After all, employees are more likely to pay attention to training videos and seminars if they can actually relate to the content. While there have been some pretty outrageous attempts over the years—just take a look at the 1989 Wendy's training (music) video designed to instruct new hires how to properly pour coffee—some of the methods do work. More recently, the use of videogames has been growing in popularity in the hopes of captivating "millennial" employees—those who fall between 18 and 29 years of age. For example, Hilton's Garden Inn, which is one of the first companies to implement videogame-based training, uses a PlayStation game called the "Ultimate Team Play" in order to teach new hires about customer service and loyalty. Players are immersed in a virtual 3-D Garden Inn where they must pass a series of customer-related scenarios in order to "win" the game. Johnson & Johnson and Volvo use videogame-based training as well. While videogame-based training is certainly innovative, it does come with some challenges. For starters, it's hard to determine whether employees will actually internalize the lessons, or if they will just have "fun" while playing. Thus, the game has to be carefully tailored to help employees actually learn valuable lessons at the end. It's also undetermined whether videogame-based training downplays the seriousness of the company culture, which may worry some larger (and more serious) corporations. Beyond that, however, videogame-based training can be a cost effective way to train people and encourage their continuing education. Companies can save money by not sending employees to expensive conferences or off-site courses. Information can be learned at the office or at home with the help of a PlayStation, Xbox, or Wii. Videogame-based training is also extremely eco-friendly as it omits the need for hardcopy materials (paper and ink) and reduces the release of gas emissions as a result of car and plane travel.
