Which Agent will YOU choose?

Almost any source you looki at will tel you that between 80% and 90% of For Sale By Owners will eventually list their home with a real estate agent. There are a myriad of reasons why this happens but it all boils down to this: agents have the inside track on attracting buyer traffic to the home. They also do it full time so that even when the seller is gone to work, the house is still "for sale" and can be shown.

So, if you find yourself thinking of hiring an agent, which one should you hire?

First of all, consider paying the highest price for a good agent. Interview several of them and then ask them to cut their fee. The one that refuses to is probably your best bet. Why? When it comes to selling your home and getting your proce, you want an agent who is NOT a noodle...someone with a little back bone. If they won't cut their fee and they promise a higher level of service and service quality, then they will also negotiate the hardest in the trenches when people are trying to cut your price on your home.

Second: if the agent you call doesn't answer their phone or call back within a half hour - stop trying to get them. If they don't answer or call back when you try to call them for an interview, what makes you think they will answer calls from buyers for your home?

Lastly, when you are doing the interview and listening to the agent's marketing plan, look for the things that are different. If you talk to 2 agents and they pretty much do the same things... a sign, MLS, and a few ads... keep talking to more agents. What you are looking for is the agent who has a unique approach or ads value by adding unique tools. Agents that use the talking house transmitter or a 24 hour hotline system are some examples. If the agent you hire isn't doing extra things to make your home stand out in the marketplace, you are just going to get the same ole, same ole. Look for something different.

Should You Start Off With A High Sales Price?

Because of the change in real estate market conditions, more sellers are competing for fewer buyers. So once again, it seemed important to challenge a long-standing "myth" of real estate.

"The initial listing price isn't that important because the price can always be adjusted down later."

Many homeowners believe this.
It is a myth.
Not true.

If most buyers first viewed your house because of a newspaper ad, a magazine, the internet, brochures, or the sign in your front yard, the initial listing price probably would not make a difference. The house would always be "new" to those seeing it.

But most buyers do NOT come to your house because of various types of advertising. That is the another myth.

Sure, buyers call on an ad, they often LOOK at that house, but not always. Once they talk to an agent, they may discover it isn't what they need (or want) at all.

However, they ARE talking to an agent. That agent knows the current inventory and will know of other property that DOES fit their needs.

Those are the properties that buyers look at, and THIS is how most buyers end up looking at your house, too. Because of other agents, not because of your ad.

Hardly anyone buys the house in the ad.

As a result, you need to get other agents interested in your property, and this is where your listing agent comes in...and why a good listing agent is extremely important. The listing agent gets buyer's agents looking at your home.

Those agents have clients who called in on other properties.

Buyer's agents are not swayed by advertising. They look at the needs of the client, where the client wants to live, location, condition, and other details of the property...
And most importantly....
...price.

If your house is overpriced, agents are going to show similar homes that are priced more attractively. Your listing will get passed over.
Agents pay MOST attention to homes newly on the market. There are fewer NEW listings than current listings. It is easier to keep an eye out for what is NEW, compared to the vast number of current listings.

New listings are on the "hot" sheet circulated in real estate offices. The MLS computer identifies new listings. Your listing agent may hire a service to distribute fliers to all the buyer's agents. There are office previews and MLS tours to showcase new listings. A lot of attention is focused on what is NEW.

With agent's looking at newly listed homes so aggressively, a properly priced home gets attention.

An overpriced home gets passed over.

You may be thinking, "But I'm willing to negotiate!"

Buyers aren't thinking in advance about how much you are willing to negotiate. They are comparing your asking price to other asking prices.

Plus, when your house is new on the market, you may not be willing to negotiate as much as you will later, once you've realized your error. Keep in mind that statistics show, quite often, the first offer is the best offer.

So what happens if you overprice in the beginning and get more realistic later?

You don't have all those important Buyer's Agents looking at your listing because it is NEW. A price reduction later in the listing cycle often gets overlooked. It is just one of many listings, not one of a few new listings.

As time passes, you could actually become desperate to sell because you've accepted a new job or because you have already bought a new home.

That is a recipe for receiving lowball offers, so you could end up selling for less than if you had priced the home correctly in the first place.

Agents know this stuff, but many sellers still mistakenly believe they should "price it high" because they can lower the price later, if necessary.

That is not the best strategy.

The Chinese Podcast Industry is Not really podcasting as Americans think of it, but it is fascinating

Johanna Zorn is leaving the Third Coast Festival. The executive director and co-founder of the Chicago-based audio documentary conference will be departing in the fall, and the search for her replacement will kick off later this week. The move was announced Wednesday through a letter published on the Third Coast website.

Obviously, this is a major development for the beloved conference, which has become one of the most, if not the most important gatherings for radio and podcast producers since its founding almost two decades ago. Third Coast grew particularly quickly over the past few years — tracking the growth spurt in the audio world around it — the biggest expression of which was the decision to shift the festival towards an annualized schedule in 2016. (It was previously held every two years.)

What is Behind Netflixs Podcast Ambitions?

Podcasts created by big corporate brands to humanize themselves in the minds of everyday people — or branded podcasts, as they are known in the biz — are an increasingly common phenomenon these days. McDonalds launched one a while back to plug the return of its Szechuan sauce. Tinder has one, as do Microsoft and Nike and Slack. Hell, even Goldman Sachs has one, though how you’d humanize a giant octopuslike bank is anybody’s guess. So it should not come as a particular surprise that Netflix, the all-consuming video distribution platform and entertainment company that has laid waste to countless waking hours, has bought into the trend as well. But what may be a little surprising is the way in which the company has done so: As it turns out, Netflix’s various branded podcast adventures are far more peculiar, and in some ways, more interesting than one would otherwise assume.

The future of podcasting will be highly personalised

Apple is on the prowl. Months after Spotify shelled out $500m on two podcasting start-ups, Apple executives are said to be contacting media companies in the hope of funding original content and brokering exclusive deals.

This new phase for Apples streaming service comes at a time when audiences for voice-based programming are growing rapidly. In the past five years, weekly listeners have doubled in the UK, as have monthly audiences in the US. It is not surprising that technology companies are focusing on podcasting and making the medium easier to access. Apple has introduced full-text podcast searches on its Podcast app and Google has made them appear in search results. Spotify launched a voice assistant.

What is Behind Apple’s Podcast Strategy?

Last week, Bloomberg dropped a fascinating scoop that Apple, the long-time impartial steward of the podcast ecosystem, is apparently planning to finance original podcasts that would be exclusive to its platforms, and that it has met with media companies to discuss possible deals toward this end. According to the report, the talks were preliminary and Apple has yet to establish a clear strategy around exclusive audio content, but whatever the actual game plan turns out to be, the company appears ready to do things with podcasting and audio shows that it hasn’t done before.

An Overview Of Podcast History: What Are They & Where Did They Come From?

Put simply, a podcast is a web series in an audio format. It can be downloaded by the listener or it can be streamed. The joy of the podcast is that you can listen to them wherever you are. Whether you’re in the car, in the house, on the train, or doing the ironing.

Many people find podcast series that they love and will avidly listen to every episode. Some podcasts have such great followings that they spawn live tours, books, and other merchandise.

Although podcasts have seen a meteoric rise in popularity in recent years, the root of podcasts actually goes all the way back to the 1980s when they were called audio blogs.

But it wasn’t high-speed broadband and the invention of Apple iPods and smartphones came along that the world was ready for the podcast. The rise in internet speeds that made downloading or streaming podcasts possible timed itself well with the perfect devices to listen to them on.

Are Music Streaming Companies a Big Hit With Investors?

Music streaming companies have seen stellar growth in user numbers. We ask Morningstar equity analyst Neil Macker if the trend can continue.

Some of the key findings are, as you said, the music industry has rebounded because of simply the streaming industry itself. Music streaming has exploded over the last few years, and because of that, record labels have moved from a declining business in terms of revenue to a growth business over the last five years.

Podcasts Are Always the Next Big Thing

Podcast coverage has a peculiar history. Whether fueled by wishful thinking or impatience, the media’s takes on the format often come in fits and starts. Many outlets have declared podcasts the next big thing over the years, and there’s been a lot of discourse surrounding podcastings perceived booms, busts, and even blips. Commonly pegged to the seemingly never-ending stream of new shows, discussions of the golden age” or peak of podcasts are regularly had. Articles compare the podcast boom to the Wild West and the American gold rush. It is all very amusing. And, when compiled, all of this breathless coverage reveals just how difficult it is to capture something with a community ethos through an industry lens. Here we celebrate podcasting’s sweet 16 with a look back at some of the more excited articles — including our own — from the early days.

3 Important Teaching Strategies for Corporate Training Newbies

When someone studies to become a teacher, they learn a number of different teaching strategies that help them effectively impart knowledge to students. Corporate trainers with advanced degrees in adult education are also often exposed to similar strategies as a part of their academic preparation. In contrast, many internal employees who take on training duties at their companies aren't familiar with effective teaching strategies. Many of them are selected to train new and current employees because they are good at their jobs and not necessarily because they're skilled educators. Unfortunately, this can mean that their training efforts don't quite achieve the desired results.

If you've recently been assigned the task of training staff members at your company, and you don't have much prior training experience, here are three important teaching strategies you may want to consider:

1. Differentiation
This strategy essentially involves tailoring your instruction to the specific needs of your trainees. When differentiating, a teacher might present information to a class orally, then show them a video of the same presentation, and end the lesson with a hands-on activity. This would, in theory, give auditory, visual, and kinesthetic learners a chance to grasp the information, since the information was presented in ways that are compatible with the different learning styles of individual students. As a trainer, you should try to differentiate in the same way by orally explaining concepts, providing visuals to support your oral instruction, and facilitating hands-on exercises.

Another part of differentiation is changing up your instruction when some part of it isn't working. If you notice that a particular PowerPoint slide or video doesn't quite get the point across well enough to your trainees, it may benefit you to ditch it and find a different way to communicate the concept you're trying to teach.

2. Assessment of Understanding
One of the most critical things educators are taught to do is to check for understanding. Inexperienced teachers and trainers will often present information to students and trainees without asking them questions about that information. Think about all those quizzes and tests you took in school. You took those for a reason: so your teacher could assess whether or not he or she taught the material well enough. As a trainer, it's a good idea for you to assess how well your trainees understand what you're teaching too. So, ask them questions after you present new concepts and teach them new skills. This will help you figure out if you need to adjust how you're presenting the information.

3. Relationship Building
Learners are more likely to stay mentally engaged with what they're learning if they like and respect their teacher. This is something that's true of K-12 students, college students, and adult students in corporate environments. And it's something first-year teachers who are too distant and stern often learn the hard way. When you're training staff members at your company, it's helpful for you to establish a rapport with them. You can do this in simple ways, such as telling jokes, praising them when they participate, and peppering your lessons with personal anecdotes. Once you win them over, they'll be a lot more receptive to what you're trying to teach them.

Inexperienced trainers sometimes feel uncomfortable during the first few training sessions they lead. Don't be too hard on yourself if everything doesn't go as you plan in the beginning. If you're an expert at what you're teaching as a trainer and you use effective teaching strategies like the ones listed above, you'll become a skilled corporate educator in no time.
